These House Rules/Policies are considered a part of our reservation agreement with you.
Check-in from 3:00 PM (please inform in advance what time you will arrive).
Check-out before 11:00 AM.
Early arrival and late departure upon request and subject to availability.
Maximum occupancy is 6.
Non-smoking.
No party or events. Quiet hours between 11 PM and 8 AM.
Linen and towels change on a rotation schedule. Please avoid leaving stains on our linens and towels, like party body paint, hair dye, ink, betadine, etc. It cannot be washed off and damages will be charged.
Clothing is mandatory at swimming area.
No commercial photography or filming allowed.
Do not leave any kind of food open/uncovered in the property to avoid attracting bugs. And no eating durian indoors, please.
Extra Notes
Power Cuts in Koh Samui
Due to the nature and infrastructure of this island, power outages or unstable power surge can happen, especially during heavy wind and rain. We have emergency lighting in the villa to ensure your safety and comfort during these situations. We apologize for any inconvenience this may cause.
Rest assured, Provincial Electricity Authority (PEA) is closely monitoring 24/7 unusual occurrences and will take action as fast as possible.
Additional Electricity Fee THB 7/kw
The availability and costs for electricity is slightly higher because it is an island, therefore we charge for electricity usage.
To save on electricity and avoid spiling, please switch off the air-conditioning when you are out, and keep the doors/windows closed when the aircon is on. Feel free to message me if you want to know the estimate cost for your stay.
Water usage
Water usages is free, please consider saving water and electricity for the island.
RATES
Rates Include:
Housekeeping service with linens change twice a week.
Pool and garden maintenance.
Rates Exclude:
Electricity fee is excluded at THB 7/kw (please see Extra Notes under House Rules / Polices).
Payment, deposits & guarantees:
A booking deposit of 50% is required to guarantee your reservation.
The deposit is to be paid via bank transfer (TT), WISE, Revolut transfer, or cash.
The balance of total rental amount is due:
– By transfer: 3 days prior to check-in
– In cash at check-in
A Security Deposit of 20,000 THB or foreign equivalent applicable, payable at check-in and refundable at check-out. (8,000THB for bookings less than 10-night).
Cancellation or no-show:
60+ days prior to arrival date – 100% refund of deposit. Less than 60 days prior to arrival date 0% refund of deposit.
The cancellation will take effect from the day the written confirmation is received.
Any change to the original reservation is subject to availability.
All cancellations are subject to an administrative fee of 1000 THB and the cost of money transfers.
Failure to check in on the scheduled arrival date for a reservation guaranteed will result in a No-Show fee being charged to your deposit. You will only be charged the first night, one (1) night’s full room rate plus taxes and the balance of the reservation will be cancelled.

General Terms & Conditions
Baan Luxe Samui (formerly Baan Luxor Villas) strives to provide our guests with an exceptionally clean, comfortable, and convenient holiday home experience. These General Terms & Conditions are considered part of our reservation agreement with you. As our guest, and as upon your check-in, you are agreeing to abide by ALL our House Rules / Policies, terms and conditions, and procedures, and we reserve the right to refuse service, or to make a charge to the guest’s card if any fees are assessed for damages or not complying with our House Rules / Policies.
These General Terms and Conditions of Business shall apply to all contracts concluded with the aforementioned companies of the Baan Luxe Group (hereinafter referred to as “Baan Luxe”) for the provision of function rooms, the provision of hotel rooms as well as all associated services.
The Guest is an adult and will be an occupant of the unit during the entire reserved period. Other occupants will be family members, friends, responsible adults or children under direct adult supervision.
MAXIMUM NUMBER OF GUESTS: In the case where the number of guests noted above are exceeded, the Manager may, at his/her absolute discretion, ask the extra persons to vacate the property forthwith.
REGISTERED GUESTS: Only those persons stipulated in this Rental Agreement (email acceptable) may reside at the property as guests. Only the agreed amount of persons stipulated herein may reside at the property as guests. The number of people staying at the property must not exceed the maximum capacity indicated above or stated in the booking website or elsewhere, except in the case of infants (under two years old), or unless agreed in advance. Should the owner or the local representative find that the number of people staying at the property exceeds that on the booking form, he may, at the absolute discretion of the Company, ask the extra person or persons to vacate the property forthwith or request additional charges.
COMMON FACILITIES: Only the registered guests may have access to the common facilities that belong to the residence.
DUE CARE AND SUPERVISION: As part of this agreement Guests are required to take due care when residing at the Villa and especially for children playing in the garden, near the entrance to the main road, near or in the pool or Jacuzzi, on the steps leading to the different levels, on the steps leading to the beach, on the beach, and in the sea. Furthermore, Guests are reminded not to enter the Villa when wet, as the floors can be slippery. Guests are also reminded to hold the handrails and be careful on the external wooden steps leading to the Mezzanine level as these can be slippery when wet. In addition, Guests should also be reminded that the steps leading to the beach can be slippery as they are constantly wet. Injury or damage shall not be the responsibility of the Company in any way whatsoever. Guests should also take measures to ensure that doors and windows are closed or securely fastened to prevent them being slammed shut or otherwise damaged by the wind.
RATES: All rates are quoted in Thai currency (THB) and Net Rates as advertised on Baan Luxe Samui website. Rates on any third party websites or promotional material are subject to change and may be subject to additional service charge and/or VAT.
SECURITY DEPOSIT: The security deposit is to cover the cost of any damage to the Property or breakages during the rental period of the Property. It may also be used to cover the cost of excessive cleaning, should this be required, or unpaid expenses.
DAMAGE AND / OR THEFT OF PROPERTY: Damages to the property or it’s contents will be charged at a rate to repair the damage to at least equal to the original condition. Any missing items will be charged at replacement value. This includes, but is not limited to, towels, bedding, furniture, doors, windows, curtains, cushions, mirrors, kitchen equipment, crockery, cutlery, silverware, artwork, computer or electronics equipment, bathroom accessories, toiletries. Also included is damage caused to doors, windows, glass panes, curtains or blinds as a result of doors and windows not being adequately secured and which might be slammed shut by the wind. The Guest is liable for any excessive cleaning required upon departure, repair for damage to fixtures and fittings or replacement of breakages that are outside what is considered normal wear and tear. Should the cost of such cleaning, replacement or repairs exceed the amount of the security deposit taken, the Guest agrees to pay the difference to the Company or rental agent. The Guest must notify the Company of any damages or defects to the Villa immediately the damage or defect occurs or is discovered.
PEST CONTROL: The villa has a pest control service, where spraying is conducted on a monthly basis. Please note that living on a tropical island is not the same as living in a city: it is common to see geckos, flying insects, bugs, mice and sometimes snakes, especially during rainy conditions. We apologize for the inconvenience of pest control measures, which are designed to minimize inconvenience to guests from insects, bugs or reptiles; however, we cannot allow deductions or early check-out due to their presence.
OTHER CONDITIONS:
- No pets are allowed on the property.
- No camping is permitted in the property grounds.
- No smoking is permitted inside the Villa at any time. If persons are found to be smoking inside the Villa, then the Company has the right to have any bedding, curtains, floor covering, or other soft furnishings dry cleaned at the expense of the Guest. Any burns, stains or marks on lounge or flooring or floor coverings may require more extensive repairs and/or furniture being recovered. Such costs will be the responsibility of the Guest.
- Guest shall not jump or dive into the pool to avoid injury and/or danger to others.
- The Guest shall use and occupy the Premises as a private residence only, and for no other purposes, including business, trade or professional use, or as otherwise expressly permitted in any rental or lease agreement with respect to the Villa.
- Illegal and immoral practices in the Premises are strictly prohibited.
- The neighbours’ rights to peace and privacy should be observed at all times and the Guest must not engage in activities that might inconvenience the neighbouring properties or the people residing therein, including the playing of any musical instrument, television, radio or the like in a way that unreasonably disturbs or annoys other guests, Lessees and/or their Agents.
- No noxious or offensive or poor smelling activities shall be carried on, in or upon the Premises, nor shall anything be done therein either wilfully or negligently which may be or become an annoyance or nuisance to any other Guests, Lessees and/or their Agents. Burning of debris is strictly prohibited within the Project.
- No drones are to be used in the property, on the premises or within the development.
- Should the Guest wish to hold any social gathering either inside the Premises or upon any part of the Common Areas comprising of 15 or more persons, the Lessee must obtain written permission from The Manager no less than 7 (seven) days prior to the intended date of the gathering. The Manager has the right to refuse permission for such gatherings or attach conditions to the circumstances of the gathering, if it forms the view that such a gathering would be detrimental to the peace and/or privacy of other lessees/residents.
- Pathways, entrances, project roads, passages, vestibules, and porches in the common areas shall be kept open and unobstructed. No bicycles, tricycles, scooters, skateboards, and other play equipment, wading pools, baby strollers, recreational marine equipment and similar items shall be allowed to remain on any of the Project roads or common areas when not in use unless permitted by The Manager.
- No sign (including contractor, brokerage or for sale/rental signs), banner, advertisement, notice or other lettering shall be exhibited, displayed, inscribed, painted, or affixed by the Lessee in or upon any part of the Premises that is visible from the outside.
- No lawn ornament, sculpture, fountain or plant or vegetation shall be placed in or upon any part of the Premises that is visible from the outside without the prior written approval from The Manager.
- Clothes drying is not permitted in any area that is visible from other Premises, or from Common Areas of the Project or from public roads or pedestrian ways.
- Guests shall not mark, damage, destroy, deface or engrave any part of the common areas of the Project and shall be responsible for such damage.
- Premises must be kept clean and tidy at all times and Guests shall not allow anything to remain in or on the Premises which would be unsightly or hazardous. Guests shall allow any rubbish, refuse, garbage or trash to accumulate in places other than the receptacles provided by The Manager, at such times and in such manner as the Manager shall direct. All rubbish, refuse, garbage, or trash shall be placed into a good quality black bin bag and tied up tightly before being placed in the receptacles provided by The Manager.
- The dumping of waste items (including but not limited to waste, refuse, scrap, discarded furniture, kitchen equipment, electrical items, abandoned vehicles) is strictly forbidden. Any such items shall be removed and properly disposed of by the Manager and the costs of removal shall be billed to the Guest.
- The Guest must refrain from any act which contravenes the laws of the Kingdom of Thailand.
LANDSCAPE GARDENING: Garden maintenance and watering of the plants takes place on a daily basis, although depends on the weather.
SWIMMING POOL: Swimming pool cleaning and maintenance takes place twice a week, although this is subject to change according to the weather and the requirements of the pool. Clothing is mandatory at swimming area.
EMERGENCY ENTRY: In case of any emergency originating in, or threatening a Premise, regardless of whether the Guest and/or their Agents are present at the time of such emergency, The Manager, or any other person authorized by it, shall have the right to enter the Premise for the purpose of remedying, or abating, the cause of such emergency, and such right of entry shall be immediate. In such case, the Guest and/or his representative shall not be able to charge the Manager or Lessor with trespassing and/or any related criminal offense.
INSURANCE: It is a condition of the booking that the Guest and the Guest’s entire party be covered by comprehensive travel insurance including, but not limited to, cancellation/curtailment, flight delays, medical emergency, evacuation, repatriation and associated expenses, loss of and damage to baggage, personal property and belongings, third party liability, locally procured third party services including, but not limited to, watercraft, water sports and vehicle rental. The Company is held harmless by the Guest, invitees and other occupants against all claims including any accidents related to the use of the Villa, it’s facilities or locally procured third party services such as, but not limited to, watercraft, water sports, jeep, car or motorbike rental. The Company shall not be responsible for any delay, additional expense or inconvenience caused directly or indirectly by events outside the Company’s control such as civil disturbances, fires, floods, severe weather, Acts of God, or acts of Government etc. By acceptance of this contract, it is assumed by the Company that this requirement has and will be complied with in full.
LIABILITY RELEASE: Neither the Company, its Agents nor the property owners accept responsibility or liability for death, personal injury, sickness, accident, delay, loss of luggage or any other loss or misadventure. Neither the Company, its Agents nor the property owners accept responsibility or liability for any loss, damage or alterations, in terms of the booking, caused by events beyond their control, including but not restricted to war, terrorist activity, civil commotion, flight delays or cancellation, airport closure, adverse weather conditions, fire, flood and industrial dispute. Neither the Company, its Agents nor the property owners accept responsibility or liability for the loss or theft of personal items or property from the Villa. Neither the Company, its Agents nor the property owners accept responsibility or liability for the failure of public services, such as electricity or water supply, nor for the consequences of the actions or omissions of persons who may supply or control main services, or any actions taken in the vicinity of the property by any authority or persons over whom the Company has no control. Neither the Company, its Agents nor the property owners accept any liability for the failure of the air-conditioning, broadband connection, pool filtration system or any household appliance, however, urgent steps will be taken to ensure that any problems are rectified as quickly as possible. Neither the Company, its Agents nor the property owners accept responsibility or liability for the Guest’s personal safety. Use of the property’s amenities, including the pool and Jacuzzi, is entirely at the Guest’s own risk.
ADDITIONAL SERVICES/SPECIAL REQUESTS: Additional services such car rentals, in-house massage and/or drivers can usually be sourced, although such services cannot be guaranteed. Please provide as much notice as possible, especially at peak holiday seasons, and we shall try to assist. The Company can assume no liability for contracted staff or third parties. The Company will do whatever they can to make Guests stay enjoyable and relaxing. We ask that you and your Guests abide by these terms and conditions and respect the Villa and our staff. If you have any concerns or questions, please feel free to ask and usually we can make adjustments that suit both parties as long as they are agreed in advance.
VALUABLES: Any valuables left at the Villa are left at the Guest’s own risk. Neither the Company nor the owners nor the staff is responsible for loss or damage of any items or valuables left at the Villa. The Villa has an in-room safe, and we highly recommend that it is used to store valuable items such as passports, laptop computers, cash, traveller’s cheques, mobile phones, cameras etc. Any valuables left at the property are the Guest’s sole responsibility. Neither the Company nor the owners nor the staff can be held responsible for any loss or damage of personal property. Guests are advised to ensure that all doors and windows remain locked at night.
REPAIRS AND ALTERATIONS: The Guest is strictly prohibited from attempting repairs or making any changes, decorations, additions, improvements, or alterations to the Villa.
VIEWINGS: The Guest shall also permit the Company or its Agent to check the condition of the Premises upon request. In case any property, sale or rental agents require a viewing of the Villa, the Guest agrees to allow agents the right during reasonable hours and upon prior notice to enter the property for the purpose of conducting such viewings.
